As a Real Estate Consultant, I keep on visiting the Projects in Pune on regular basis to know the exact status of Project & to know Planned vs Actual Progress of the projects. The Information collected is then passed on to my client, which helps them in making the right non-hasty buying decisions.Recently I visited Kolte-Patil’s Three Jewels Project which is been constructed on Katraj – Kondwa Road. Here is the Short Review of this Project which might help you to Know More about this project and ultimately will assist you to make the informed Decision.

The Project Three Jewels is being developed by Pune’s trusted developer ‘Kolte- Patil’ (Company ‘Kolte-Patil Developer Ltd.’ is also listed on BSE & NSE Exchanges). The project is located very near to ISKCON Temple & near to famous Khadi Machine Chowk, Katraj-Kondwa Road on Survey No. 45.

The project Three Jewels is developed within Pune Municipal Corporation Limits which means assured water supply & all facilities from PMC. The Project is Well Planned Gated Community Project, located strategically near business and prestigious educational areas.

The project Three Jewels is developed in two phases viz. Phase 1 (Ready Possession flats, Infrastructure work almost completed) & Phase 2 (Under Construction). Occupation Certificate for Phase 1 is been received before 1st May 2017 & Phase 2 of the Project is been registered with MahaRERA Authority (MahaRERA Registration Number for Phase 2 is P52100006160).

In this review, I will mostly talk about Phase 1 of this Project which is ready possession or has ready to move in Flats. Phase 1 consists of 1 RLK, 2 RLK, and 2.5 RLK (RLK stands for Rooms Living Kitchen) flats, out of which 1 RLK is completely sold out. 2 and 2.5 RLK flats are spacious flats and of which limited numbers are available to buyers for purchase. More than 100 families have moved in the Project. Phase 1 consists of 8 Towers (A to H) each with 14 storey.

Following materials/specifications are provided/ used in the flats which were promised to the buyer by the Builder:

Living Room: Vitrified Tile Flooring, Gypsum Plaster with Oil Bound Distemper Paint, Antiskid Ceramic Tiles and Mild Steel Railing in attached Terrace, Aluminum Sliding Door to the attached terrace.

Kitchen: Vitrified Tile Flooring, Granite Stone Otta/Cooking Platform with Anti-scratch Stainless Steel Sink and Glazed/Ceramic Tile Dados (Tiles) up to 2ft. height above Granite Platform.

Master Bed Room: Vitrified Tile Flooring (Wooden color Design), Laminated Doors, Aluminum windows, Gypsum Plaster with  Oil Bound Distemper Paint, Granite Stone Sills for windows, TV Telephone and AC Points.

Other Bed Room: Vitrified Tile Flooring, Laminated Doors, Aluminum windows, Gypsum Plaster with Oil Bound Distemper Paint, Granite Stone Sills for windows.

Master Toilets: Anti-skid Ceramic Tile Flooring, Ceramic Glazed tile dados up to Lintel Level, Solar Water Connection, Jaguar Brand or Equivalent Chromium Plated fittings, Countertop wash basin with hot & cold mixers, European Water Closets with the flush tank.

Other Toilets: Anti-skid Ceramic Tile Flooring, Ceramic Glazed tile dados up to Lintel Level, Jaguar Brand or Equivalent Chromium Plated fittings with hot & cold mixers, European Water Closets with the flush tank.

Electrical: Concealed copper wiring with modular switches, Diesel Generator Backup for common areas & Lifts.

Security & Safety: Video Door Phone to every flat and Safety Grills to all windows.

Following Amenities in the common areas of Phase 1 are promised to the buyer by the Builder:

Phase 2 of the Project Three Jewels will consist of Ganesha Sculpture and Jain Prayer Hall apart from other amenities. Bhoomi Pujan and Shilanyas of Jain Prayer Hall have been done in Month of November last Year. It’s a dream of many to stay near to prayer hall. Many believe projects’ having such prayer hall carries a very positive energy.

When I look at the project Three Jewels as a whole (Phase1 & Phase2), I found the project really complete in every aspect and wonderfully planned. Location of the project is also intelligently planned. As the project is located slightly interior of Katraj-Kondwa Road there will be no traffic noise. Presence of small hills (Tekdis) will be an added advantage for daily morning walkers. I guess Rainy & Winter season will be a visual treat to the residents due to the presence of Tekdis & Hills on Project background.

Apart from all these I found the Sales Team of Kolte-Patil very professional & honest and never found them making any tall or false promises which they can’t keep. I also found Sales & Marketing team very co-operative which assisted me during my visit to the site.

If you are looking to buy a home or invest in real estate Three Jewels Project may be the right choice. Location of the project Three Jewels is accessible from major locations such as Magarpatta City, Hadapsar, Swargate, Katraj, Market Yard, Mumbai-Pune-Bangalore Road Junction, NIBM-Kondwa, Vadgaon Budruk & Dhayari areas.
